One-of-a-Kind Projects

Some projects are so big and unique that they have no comparables, especially in a relatively small economy like Puerto Rico's. Conducting a market study for such a one-of-a-kind project is especially challenging and rewarding, as Team Advantage discovered when it was hired by to carry out the preliminary feasibility evaluation for a world-class aquarium. Advantage produced demand forecasts from tourists and local visitors and benchmarked the project against major aquariums in the Greater Caribbean region.

Municipal Revenue Bonds

Advantage has assisted several municipal governments planning to issue municipal revenue bonds to finance a variety of projects; from a bowling alley, in one case, to a municipal convention center, in another. In each case, Advantage provided the market intelligence and economic analysis for the documentation requiered in a bond issue.

Industry Regulation

Government and private players in a regulated industry asked Advantage to design a price-ajustment formula to balance regulatory fair returns following unanticipated sharp increases in the cost of energy and other inputs. Designing the formula required working closely with the industry's regulators and the regulated producers, and a thorough research of the relevant input markets and prices.

Office and Commercial Real Estate

The top engineering and architecture firms in Puerto Rico have engaged Advantage repeatedly for market and feasibility studies of projects involving office and commercial space. Advantage's proprietary data banks and knowledge of local real estate markets have generated significant value added for developers and other players in this industry.

Economic and Public Policy

A major government agency commissioned the most comprehensive study to date of Puerto Rico's rental housing market. Advantage brought together a multi-competent professional team to carry out a massive survey of households and several focus groups with key market players. In parallel, team Advantage developed demand-and supply side models of the rental market to generate five year forecasts.

Housing and Environmental Justice

A large private developer requested a two-fold study from Advantage to support the permitting of 900 new housing units. The developer needed a demand study, but the permitting agency also requiered an assesment of environmental justice. Team Advantage produced an integrated demand and environmental justice analysis in four weeks.
